Guest agrees, and shall cause Guest’s children, guests, and invitees (collectively and/or individually, “Guest’s Party”) to abide by all of the Rules and Regulations, including those rules included herein, posted at the Ranch or otherwise communicated in any manner by Ranch staff. The Ranch is privately owned, and the RANCH RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE for any reason, except as prohibited by law. Guest hereby acknowledges, understands and agrees that any violation of the Rules and Regulations, disruptive or inappropriate behavior, or mistreatment or harassing of other guests or staff, in the Ranch’s sole and absolute discretion, will not be tolerated and may result in Guest’s and Guest’s Party’s immediate expulsion from the Ranch, without a refund of any amounts paid to Ranch. Guest also hereby acknowledges, understands and agrees that any violation of Federal, State, or Local Laws, Ordinances, or Regulations shall result in Guest’s and Guest’s Party’s immediate expulsion from the Ranch, without a refund of any amounts paid to Ranch. In the event Guest or Guest’s Party refuses to leave when asked, Guest understands that such refusal and continued presence at the Ranch, shall constitute an unlawful trespass resulting in a complaint filed with local law enforcement officials. Guest acknowledges that Guest has read this notice and the Rules and Regulations, which are subject to change, and Guest understands that Guest is responsible for the actions of Guest’s Party.
REGISTERED GUESTS
Due to statutory fire and safety regulations, only Guest and members of Guest’s Party who are registered as part of Guest’s reservation are permitted to stay at, participate in activities at, and/or use the facilities and amenities of the Ranch. MINORS AND SUPERVISION By signing this Agreement on behalf of a minor/child/infant or other guest, Guest represents that Guest is authorized to sign on such guest’s behalf and/or that Guest is the parent or legal guardian of such minor/child/infant guest, and agrees that the guest shall be bound by each of the terms of this Agreement. By signing this Agreement without a parent or legal guardian’s signature, Guest represents, under penalty of fraud, that Guest is at least eighteen (18) years old. Guest understands that children under eighteen (18) years of age may only access and use the Ranch when accompanied by, and remain under the direct supervision of, a parent or legal guardian at all times. If Guest brings a minor to the Ranch, Guest agrees to the contractual terms contained in this Agreement on behalf of the minor and agrees that Guest’s children and Guest’s Party will be under supervision at all times. Guest understands that there is absolutely no underage consumption of alcohol or use of drugs permitted at the Ranch.

RISKS, WATER & RECREATIONAL ACTIVITIES
ACKNOWLEDGEMENT AND ASSUMPTION OF THE RISKS
Guest acknowledges and understands that there are RISKS OF PROPERTY LOSS AND/OR DAMAGE, PSYCHOLOGICAL INJURY, BODILY INJURY, PAIN, SUFFERING, DISABILITY, FINANCIAL LOSS, DROWNING, BURNS, SLIPS AND FALLS, EXPOSURE TO BACTERIA/ALGAE/DISEASE, AND/OR DEATH associated with accessing and using the Ranch and participating in activities thereon, including, but not limited to, dangers related to: uneven and/or unstable terrain, unmarked and/or unknown hazards, wildlife, ditches, snakes, tents and other temporary or permanent structures, docks, allergies, bridges, fencing, bodies of water, hot tub, camping, fires, firepits, grills, bathrooms and shower facilities, animals, pets, trees, weather and other acts of nature, vehicle traffic (including, but not limited to, motorcycles, scooters, electric vehicles, ATVs), unmarked routes of travel, use amusement apparatus, such as bounce houses, playground equipment, and slides, the conduct of other persons, lack of proximity to emergency medical treatment and/or emergency responders, theft, blatant or apparent defects in Ranch equipment, and other known and unknown risks. BY EXECUTING THIS AGREEMENT, ENTERING, AND/OR USING THE RANCH, GUEST KNOWINGLY AND VOLUNTARILY ASSUMES ALL SUCH RISKS, WHETHER KNOWN OR UNKNOWN, AND IS VOLUNTARILY ENTERING/USING THE RANCH AND PARTICIPATING IN ACTIVITIES AT THE RANCH. Without waiving or limiting the broad nature of the assumption of risks outlined above, Guest further agrees not to engage in any event or activity if Guest is unfit to do so or impaired in any way, e.g., due to the influence of drugs or alcohol, the inability to understand and/or follow instructions, being pregnant, ability level, a physical or mental impairment, or other permanent or temporary disability. Guest understands and agrees that the security of Guest’s person, Guest’s belongings, and Guest’s Party are Guest’s sole responsibility.
BODIES OF WATER
The Ranch has two bodies of water on or close to its boundaries: a private lake known as “Little Indian Lake,” and the South Fork of the Colorado River, which runs along the Ranch. Guest understands that Guest and Guest’s Party use these bodies of water at Guest’s own risk. Any participation in swimming, hiking, walking across bridges, boating, or other water activities is at Guest’s own risk, and children will be supervised at all times while participating in anything on, in, or near the water. Guest understands and acknowledges that no lifeguards are on duty at any time at the Ranch.
BOAT/WATERCRAFT USE
The Ranch may make boat(s)/watercraft available to Guest and Guest’s Party for use on Little Indian Lake at no additional charge. Use of any boat(s)/watercraft is a privilege, not a contractual right, and is subject to the Rules and Regulations and this Section. Guest acknowledges and agrees that: (a) a properly fitted, U.S. Coast Guard-approved life jacket must be worn by every occupant at all times while aboard any boat(s)/watercraft, and Guest is solely responsible for ensuring compliance by all members of Guest’s Party, including children; (b) the Ranch does not verify, and makes no representation regarding, any occupant’s swimming ability, boating experience, or licensure, and it is Guest’s sole responsibility to determine whether Guest and Guest’s Party are fit to operate or ride in a boat(s)/watercraft; (c) no person under the influence of drugs or alcohol may operate or ride in a boat(s)/watercraft, and no alcohol may be brought aboard; (d) boat(s)/watercraft may only be used during daylight hours and within designated areas of Little Indian Lake as posted or otherwise communicated by Ranch staff, and may not be used during inclement weather; (e) each boat(s)/watercraft has a maximum occupancy and/or weight capacity, which Guest agrees not to exceed; and (f) no lifeguard, staff supervision, or inspection of individual boating or swimming skill is provided at the lake or in connection with boat(s)/watercraft use.
Guest agrees to visually inspect any boat(s)/watercraft prior to use and to immediately report any observed damage or defect to Ranch staff before use. Guest is responsible for any damage to a boat(s)/watercraft or its equipment caused by Guest’s or Guest’s Party’s misuse, negligence, or failure to follow this Section, and such costs will be charged in accordance with the Payment for Any Fees and/or Damages Section above.
SITE DIRECTIONS
If the Ranch staff, as a courtesy, assists in directing Guest to Guest’s campsite, it is Guest’s sole responsibility to ensure that campsite will accommodate Guest’s trailer or RV and that Guest will not hit any animals, persons, trees, bollards, branches, and/or obstacles of any kind.
PROHIBITED ITEMS; LEAVE NO TRACE
Guest understands that Guest must bring enough food, water, shelter, and first aid to be self-sufficient during Guest’s stay at the Ranch. Firearms, fireworks, rockets, and other explosives are strictly prohibited at the Ranch. The Ranch is a Leave No Trace, pack it IN, pack it OUT property, and Guest agrees to place all trash in the designated trash receptacles and remove all of Guest’s belongings upon departure. Nothing in this Section restricts Guest’s use of Ranch-designated campfires, firepits, or grills in accordance with the Rules and Regulations.
Wildlife Attractants and Bear Safety
Guest is solely responsible for the proper storage and disposal of all food, garbage, coolers, pet food, birdseed, and other items that may attract bears or other wildlife (“Attractants”). Guest shall not leave Attractants unsecured, accessible, or in the open at any time, including while Guest is away from the Property or asleep.
Tents, screened shelters, pop-up canopies, vehicles with windows open or unlocked, and other soft-sided or non-hardened structures are not considered secure or “indoors” for purposes of this clause. Attractants must never be stored or left in a tent or other soft-sided shelter, even overnight or while occupied. Attractants must instead be kept in a hard-sided vehicle, a bear-resistant container, or a fully enclosed hard-sided structure.
Under Colorado law (Colo. Rev. Stat. § 33-6-131, as amended by House Bill 26-1342, effective August 12, 2026), it is a misdemeanor for a person to knowingly place food or edible waste in the open in circumstances where there is a reasonable probability of luring a wild bear to the food or edible waste. A first offense carries a fine of $200; a second offense a fine of up to $2,000; and a third or subsequent offense a fine of up to $5,000, plus mandatory surcharges. Colorado Parks and Wildlife officers may issue a citation immediately, without a prior warning.
Guest acknowledges that any citation, fine, or penalty issued to Guest or to Arapaho Valley Ranch as a result of Guest’s failure to properly secure Attractants is Guest’s sole responsibility. Guest agrees to reimburse Arapaho Valley Ranch for any fine, citation, remediation cost, or damage — including damage caused by wildlife drawn to the Property as a result of Guest’s conduct — arising from Guest’s violation of this clause or of any applicable wildlife-feeding law.
Arapaho Valley Ranch reserves the right to terminate Guest’s stay or access to the Property without refund if Guest knowingly or negligently leaves Attractants exposed after being notified of this policy.

PET POLICIES
PET POLICIES
The Ranch, in its sole discretion and pursuant to the Pet Policies, as stated in the Ranch Rules and Regulations, allows guests to bring their pets to the Ranch. Guest acknowledges that Guest has read the Pet Policies, agrees to abide by such Pet Policies. Guest understands that permission to have his/her pet at the Ranch is a privilege and not a contractual right. Such permission is expressly conditional upon Guest’s and Guest’s Party’s adherence to the terms of the Pet Policies and Rules and Regulations, as set forth on the Ranch’s website, posted at the Ranch or otherwise communicated in any manner by Ranch staff. Guest understands that the Ranch may revoke such permission at any time for any reason.
Guest acknowledges that there are numerous risks, both anticipated and unanticipated, that arise due Guest’s pet’s presence at the Ranch, including, but not limited to, damage to property, injury to persons, fights between pets, bites and scratches, injury to or loss of the pet, and even death of persons or pets. Guest understands and agrees that Guest is solely responsible for the actions of its pets. Additionally, Guest hereby knowingly and voluntarily assumes all responsibility of risks, injury, property damage, and other harm that may occur while Guest’s pet is at the Ranch or caused by Guest’s pet. The owner of the pet that causes injury or damage to others shall resolve the issue directly with the injured party.
Pets must always be with Guest and on a leash. There is a maximum of two (2) pets per reservation. All pets must be up to date on vaccines, and copies of pet vaccine records must be available upon request. Guest is responsible for picking up and disposing of all pet droppings. No pets are allowed during special events unless otherwise approved by Ranch management.
Guest and all co-guests will be jointly and severally liable for the entire amount of all damage caused by Guest’s pet, including all cleaning, de-fleaing, and deodorizing, applicable to all parts of the accommodation, including tent canvas, screens, beds, bedding, doors, walls, windows, furniture, appliances, landscaping, and other outside improvements. If items cannot be satisfactorily cleaned or repaired, Guest must pay the Ranch to replace them completely. As the pet’s owner, Guest is strictly liable for the entire damage or injury the pet causes to a person or anyone’s property, and Guest agrees to indemnify and hold the Ranch harmless from any and all claims, damages, costs, including reasonable attorney fees, and lawsuits that arise from Guest owning or maintaining an animal at the Ranch. -
